Commercial pool renovation and construction on the Space Coast.
Licensed Florida commercial pool contractor for HOAs, condominium associations, apartment communities, hotels, schools and municipal facilities across Brevard County, hired directly or under your general contractor.
Who we work for
Each has its own reason the pool can't stay closed, and the schedule is built around it.
HOAs and communities
The pool is the most-used common area you own, and residents notice the day it closes. We schedule around your season and send a line-item proposal your board can vote on.
Condominium associations
Priced so the work fits your reserve schedule instead of a special assessment. Where it helps, we phase it across budget years.
Apartment communities
Residents use the pool every day. We renovate to current code, including the handrails, markings and accessible entry the health department looks for.
Hotels and resorts
Every closed day costs you revenue. We plan for the shortest realistic closure and tell you what it is before you sign.
Municipal facilities
We bid to your published specs and handle the permitting through final inspection.
Schools and clubs
Scheduled around your academic or membership calendar, with depth markers, signage and entry brought up to current code as part of the job.
Direct, or under your GC
Commercial pool work reaches us one of two ways. We're set up for both.
Hired directly
By the association, the ownership group or the municipality. We handle the permits with the health department and your local building department, and hand back a pool approved to reopen.
Under your general contractor
As the pool contractor on your project, working to your schedule and your submittal process.
Florida law requires pool work on a construction project to be done by a licensed pool contractor. We hold that license.
New commercial construction
We build new commercial pools for the owner directly or under your general contractor. A new commercial pool has to be built by a commercial pool/spa contractor: other pool licenses can renovate a pool or work on its equipment, but they cannot build one. We hold the commercial license, and we bring the same crews and the same permitting process as our renovation work.
New commercial pools
Community, hotel, school and municipal pools from excavation through startup, with shotcrete shells engineered for coastal Brevard and the deck, equipment and sanitation designed together.
Permitting a new pool
A new commercial pool needs full plan review by the building department and its own health department application. That takes longer than permitting a renovation, so we price and schedule it from the start.
Spas, therapy and cold plunge
Spas, therapy pools and cold plunges fall under the same license and the same code, and they're judged on hydraulics, turnover and sanitation. Bring us the drawings and we'll bid it.
What happens on a public pool renovation
Community, hotel, school and municipal pools are regulated as public pools in Florida. Permitting is a sequence, not a single form, and doing it out of order stops a job. We run it so your board or facilities team doesn't have to.
Scope and site assessment
What the pool needs, what the health department will require you to bring current as part of the work, and what that means for closure time.
Health department filing
The health department application goes in before the building department will issue a permit. Resurfacing has its own, shorter notification step. If the work changes the pool, we work with you on the amendment to your state operating permit.
Building department permit
Issued under the Florida Building Code. Changes to the structure or the recirculation system need plan review; like-for-like equipment replacement generally does not.
The work, plus required upgrades
Resurfacing triggers code items whether or not they were in your original scope: depth and no-diving markers, step markings, handrails and ladders, and anti-entrapment drain covers. We price these in rather than discovering them at inspection.
Final inspections
The building inspection, then the health department inspection. The pool cannot reopen until the health department signs off, so we plan backward from that date. That is how a reopening date holds.
Requirements change. We confirm the current rules with the health department and building department at the start of every commercial job rather than relying on what applied last time.
Compliance we build to
Chapter 514 and Rule 64E-9
Florida's public pool statute and health code: water quality, safety equipment, markings, entry and exit, and the operating permit itself.
Florida Building Code, Section 454
The construction standard for public pools: structure, decking, hydraulics, depth marking and handrails.
Anti-entrapment (VGB Act)
The federal Virginia Graeme Baker Act requires compliant drain covers on public pools, with added protection where there's a single main drain. Covers have a rated service life and expire. We replace them and handle the paperwork as part of the job.
Accessible entry
Where ADA applies to your facility, altering a pool generally triggers accessible entry requirements, usually a lift or a sloped entry. We build to it and will tell you early if your project triggers it.
For boards and property managers
You're spending other people's money, and the decision has to hold up in the minutes. Here is what we send so it does.
Florida requires associations to competitively bid contracts above a percentage of the annual budget. We expect to be one of several bids and we price accordingly. The proposal is built to be compared.

Invite us to bid.
Tell us about the property and the project. We'll come look at the pool, then send a line-item proposal your board or your owner can compare against the other bids.
