Before and after
Drag to compare.
BeforeAfterWhat we found
A backyard on a golf course with nothing in it. The owner did not want just a pool. He wanted the whole yard to be somewhere to spend time.
How we sequenced it
The pool and spa came first. Layout, excavation, steel, shotcrete, waterproofing on the shell, then plumbing, equipment and tile.
Then the rest of the yard was built around them: the paver deck, the outdoor kitchen, the lanai and the fire pit. Alfred Innovations, a separately licensed company, built the screen enclosure on the same schedule as the pool. One crew, one schedule. With the enclosure up, the interior went in — bond coat, PMM Freestone pebble in Azure, then an Orenda startup. Landscaping finished the site.
Where it landed
A full backyard rather than a pool with a deck around it. Somewhere to cook, sit by a fire, swim, and soak, with the golf course in view from the water. The owner is extremely happy — a resort in his backyard.

Questions we get on this kind of job
How long does a pool renovation take?
It depends on scope, permitting, weather, and material lead times. A builder who quotes a day count before seeing your shell is guessing. What you should expect is a dated schedule before work starts, and that is what we give you.
Why does coping go on before waterline tile?
Setting coping first means the tile band is only cut once, and it lets the waterproofing run continuously behind both. Tiling first forces a second cut and leaves a break in the waterproofing at the joint most exposed to sun and pool chemistry.
When do I pay?
Milestone billing. Each stage of the schedule triggers its own invoice, and a stage is only billed once it's complete. Nothing is billed ahead of the work.
Thinking about a pool like this one?
Luke walks it himself and prices it line-item by trade. You'll have a dated schedule before anything comes apart.
