The job

What we found

The pool was leaking in two places. Water was getting out through the light niche, and the sheer descent water feature was leaking as well.

On top of that the deck was settling and the plaster was delaminating and out of date.

How we sequenced it

Demo first. The light niche was replaced, which took care of the leak behind the light. The sheer descent came out and deck jets were plumbed in to replace it, then the shell was waterproofed.

A new glass tile mosaic went on, the deck was renovated, retextured and painted, and a new light was set in the new niche. Bond coat, Tempool Element Series pebble in Cobalt White, and an Orenda startup.

Where it landed

Both leaks are gone at the source — a new niche behind the light and deck jets where the sheer descent used to be. New mosaic, new pebble interior, resurfaced deck. The backyard feels updated and new, and the homeowners are extremely happy.

Questions we get on this kind of job

How long does a pool renovation take?

It depends on scope, permitting, weather, and material lead times. A builder who quotes a day count before seeing your shell is guessing. What you should expect is a dated schedule before work starts, and that is what we give you.

Why does coping go on before waterline tile?

Setting coping first means the tile band is only cut once, and it lets the waterproofing run continuously behind both. Tiling first forces a second cut and leaves a break in the waterproofing at the joint most exposed to sun and pool chemistry.

When do I pay?

Milestone billing. Each stage of the schedule triggers its own invoice, and a stage is only billed once it's complete. Nothing is billed ahead of the work.

Have a pool that looks like the before?

Luke walks it himself and prices it line-item by trade. You'll have a dated schedule before anything comes apart.
