The job

What we found

The pool was losing water, and the trouble ran deeper than the finish. The plumbing was original and outdated. The coping was falling apart. Where the concrete had failed, the rebar was rusting through.

This was past the point of a resurface. The structure had to be put right before anything cosmetic went back on.

How we sequenced it

The plaster was chipped out and the pool was replumbed end to end. New rebar was tied into the beam to bring the structure back, and the spa was replumbed and rebuilt. The sun shelf was formed in EPS29 structural foam, then the new concrete went on as shotcrete.

Waterproofing came next, before anything was bonded to it. Then custom coping for the spa, tile and mosaics set in Laticrete epoxy grout, and new equipment at the pad. Bond coat, Tempool Element Series pebble in Jade Slate, and an Orenda startup to bring the water into balance.

Where it landed

The leaks are gone and the spa is solid. New plumbing, new equipment, and a pebble interior over a shell that was rebuilt rather than patched.

A functional, stylish backyard again.

Questions we get on this kind of job

How long does a pool renovation take?

It depends on scope, permitting, weather, and material lead times. A builder who quotes a day count before seeing your shell is guessing. What you should expect is a dated schedule before work starts, and that is what we give you.

Why does coping go on before waterline tile?

Setting coping first means the tile band is only cut once, and it lets the waterproofing run continuously behind both. Tiling first forces a second cut and leaves a break in the waterproofing at the joint most exposed to sun and pool chemistry.

When do I pay?

Milestone billing. Each stage of the schedule triggers its own invoice, and a stage is only billed once it's complete. Nothing is billed ahead of the work.

Have a pool that looks like the before?

Luke walks it himself and prices it line-item by trade. You'll have a dated schedule before anything comes apart.
